Purchase — Preparation is the Key to a Successful Transaction
CASE STUDY 1
The secretary at one of our mortgage offices was working hard and very motivated to purchase her own property one day. She thought it was impossible because she had just moved to Canada from her native country and had only been in Montreal for three years.
I assured her that it was not impossible, all we had to do was prepare her file for the near future transaction. Since she already had experience filling documents and a basic knowledge of computers. I advised her to return to school to obtain a certificate in secretarial work.
While still working at our office, she continued her education and obtained her certificate. She sought employment in a law firm as a secretary and obtained the job.
She left us but we stayed in contact. I always told her to keep an eye on the public sector because private sector employment is never secured. After one year at the law firm, she was able to find employment for the Quebec Provincial Government as a legal technician.
Early during our preparation, her husband used to come pick her up and he as well was looking for better employment. I was able to refer him to a friend who worked at the bank and who was able to provide him with an interview as a customer service representative and he succeeded in getting the job.
We were then ready to start looking for their first property which they were able to acquire with patience and a great strategy.
Two years later and they are already calling me back to purchase their first triplex.
Preparation and a good strategy are the key.
